Coastal NC has some unique insurance considerations compared to other parts of the country. Wind and hail deductibles are often a percentage of your home’s insured value rather than a flat dollar amount, flood insurance is frequently required by lenders, and carrier availability near the coast is more limited than inland. Horizon can walk you through what to expect and find coverage before your closing date.
Standard homeowners policies are often insufficient for high-value homes because they do not account for the actual replacement cost of custom finishes, high-end materials, or specialty features. High-value home insurance through Horizon is written through carriers that specialize in this segment and offer guaranteed replacement cost coverage, agreed value policies, and broader protection than a standard policy.
NC does not legally require boat insurance, but most marinas and lenders do require it. More importantly, a single accident on the water can result in significant liability, and that protection is almost certainly not included in your homeowners policy.
You can check your property’s flood zone status using FEMA’s flood map tool, though the maps are not always current. If your home is in a Special Flood Hazard Area (SFHA), your mortgage lender will likely require flood insurance. Personal umbrella insurance provides additional liability coverage beyond your home, auto, and boat policies. It activates when a covered loss exceeds the limits of your underlying policy, protecting your savings, home, and future income from large claims or lawsuits.
The NC FAIR Plan is a state-run insurer of last resort for homeowners who cannot find coverage in the standard market. However, it is typically not your only option. Horizon has access to specialty and surplus lines carriers that can often provide better coverage than the FAIR Plan. Before assuming FAIR Plan is your only path, let us shop the market for you.
In coastal areas of NC and SC, many insurers apply a separate wind and hail deductible expressed as a percentage of your home’s insured value – often 1 to 5 percent – rather than a flat dollar amount. That means on a $400,000 home with a 2 percent wind deductible, you would pay the first $8,000 of any wind or hail claim out of pocket. This is standard in coastal markets and something Horizon reviews carefully when comparing policy options for you.
